MONSTAT published its preliminary Q2 new-build figures on 20 August. Montenegro averaged €2,557 a metre. The coast averaged €2,838, up 21.6% on last year.
That figure averages the first-sale contracts signed anywhere on the coast, from Ulcinj and Bar up to Boka. It shows you direction rather than the value of a specific apartment, and the branded Boka projects I sell sit well above it.
In plain money, sixty square metres at the coastal average is about €170,300 today, against roughly €140,000 a year ago. That is a little over €30,000 on the same apartment in a year.
One quarter is not a trend, and I sell coastal property, so treat this as my read.

What I'd watch
Whether Q3 holds above €2,800 once the summer contracts are counted.
