Four. On 10 September 2026 there were fourteen advertisements for one-bedroom apartments in the Baia and Aqua buildings at the Regent Pool Club Residences, Porto Montenegro, placed by nine different agencies. Behind those fourteen advertisements there are six apartments. Two of the six have already sold and are still being advertised, and one advertisement is not a real offer at all, so four of the fourteen adverts lead nowhere. Four apartments are actually for sale, at asking prices from €745,000 to €850,000. Three of the four name Baia; one names only the Regent.
What I found when I opened all fourteen
I opened every advertisement individually on 10 September and matched them to each other on the photographs rather than on the stated area, because every agency measures its own way.
One apartment is running under four advertisements from four different agencies, at €745,000 twice and €750,000 twice, described as 77, 78 and 80 m². A second is advertised twice, at €770,000 and €819,000. Two apartments that have already sold are still being advertised, one of them for over a year.
The cheapest advertisement in the building says €476,000. I telephoned that agency. They could tell me nothing about the apartment and they do not have it for sale, and the advert has been running for 427 days.

Fourteen advertisements. Six apartments. Four you can buy, from €745,000 to €850,000. Four of the fourteen advertisements are for apartments that have sold or for no apartment at all.
Why the portal is wrong about this building
Montenegro has no MLS and no public register of sale prices. Nothing obliges an agency to take an advertisement down when a flat sells, nothing stops five agencies advertising one flat five ways, and asking prices are all anyone can see from the outside. A portal listing count and the cheapest advertised price are both wrong, and they are wrong in the same direction: the market looks bigger and cheaper than it is.
Count apartments rather than advertisements, and match them on the photographs.

What does a one-bedroom apartment cost at Porto Montenegro?
Asking prices for the four Regent one-bedrooms available on 10 September 2026 ran from €745,000 to €850,000, on sizes between 77 and 98 m² including terraces. Advertisements below €700,000 in that building were either apartments that had already sold or, in one case, not for sale at all.
Why does the same apartment appear at different sizes and prices?
Each agency states the area its own way and sets its own asking price, so one apartment can appear as 77, 78 and 80 m² at €745,000 and €750,000 across four advertisements. Nothing stops it, because there is no shared listing system. Match apartments on the photographs.
Does Montenegro have an MLS?
No. Montenegro has no multiple listing service, so agencies do not share one database of what is for sale. The same apartment can be advertised separately by any number of agencies, each with its own description, area and price, which is why portal listing counts overstate how much is available.
Can you find out what a property actually sold for in Montenegro?
No. There is no public register of achieved sale prices in Montenegro, unlike the United States or the United Kingdom. Everything published is an asking price. Anyone offering you a list of recorded sale prices for a Montenegrin building has assembled it from asking prices or made it up.
If a listing disappears, does that mean the apartment sold?
Not necessarily. A listing leaving a portal may mean the apartment sold, or that the owner withdrew it, or that the advertisement simply expired, and the portal cannot tell you which. The reverse also happens: two apartments in this building sold and their advertisements are still running.
What buildings are there at Porto Montenegro?
The developer's village map of July 2024 names Ksenija Residences, Teuta, Zeta, Ozana, Milena, Tara and Elena, plus the Regent Hotel and the two Regent Pool Club Residences buildings, RPCR Aqua and RPCR Baia. Venice Square is a plaza, not a building, which is a common mix-up in listings.
What is the difference between the Baia and Aqua buildings?
Baia and Aqua are the two Regent Pool Club Residences buildings at Porto Montenegro, sharing the Regent hotel's pools and service. Aqua one-bedrooms have consistently been advertised lower per square metre than Baia's, on the advertisements I have tracked. On 10 September 2026 the only Aqua one-bedroom advertised was an apartment that had already sold.
Is the Elena building part of the Regent?
No. Elena is a separate residential building at Porto Montenegro, not part of the Regent Pool Club Residences, and its apartments run larger. This count covers Baia and Aqua one-bedrooms only, so nothing here describes what is available in Elena.
What is the Regent Pool Club Residences?
The Regent Pool Club Residences are the Baia and Aqua buildings at Porto Montenegro in Tivat, attached to the Regent hotel and its pools. The developer sold out, so the only way to buy in Baia or Aqua now is from an existing owner, which is what makes the resale count worth doing.
