Hi, I'm Ana.
I'm a licensed real estate advisor based in Belgrade and Montenegro.
I help international buyers and investors find off-plan developments, second homes, and investment properties across the Adriatic - mainly in Montenegro's Bay of Kotor, Tivat, and Luštica Bay, and in Belgrade's premium residential market.

Licensed real estate advisor in Serbia with formal credentials. Montenegro is still unregulated, which is exactly why working with someone who holds themselves to a higher standard matters.
Kadena Sotheby's International Realty - where I spent several years working on luxury residential sales and new developments before going independent.
I've also turned down plenty of projects that didn't meet my standards. I only recommend developments where the fundamentals make sense - build quality, location, developer track record.
I studied on scholarships across four countries (Montenegro, Italy, USA, China), which is probably why I work so comfortably with clients from everywhere.
Outside of property, I practice Pilates, read obsessively about design and markets, and negotiate daily peace treaties between my three daughters.

I select relevant properties and explain why each deserves consideration. We compare location, layout, build quality, developer track record and expected ownership costs.

We view and compare the options
I coordinate viewings and help you assess the details that listings don't always show. You get a clear view of each property's strengths, compromises and unanswered questions.

We check the details before you commit
I coordinate with your independent lawyer and relevant specialists so you can understand the property documentation, purchase terms, costs and any issues requiring further investigation.

I negotiate the commercial terms
Once you choose a property, I help negotiate the price, payment schedule, inclusions and handover conditions. Your lawyer reviews the legal terms before you sign.

I coordinate the purchase through handover
I stay involved as the transaction progresses, coordinating with the seller, your lawyer and other parties through the agreed purchase milestones and handover.
