My take
Dreams by Dukley - Ana Pajkovic
Dreams by Dukley sits on what is simply the most luxurious row of the Tivat coastline - effectively alongside Porto Montenegro without being inside it, front-line to the sea.
The price point is high, and that position is what you're paying for. One thing worth knowing: the sea-front status only changes if the plots in front are ever developed. They're currently unobstructed.
Dukley is a proven developer. Dukley Gardens in Budva is a genuinely good delivered project. Their sales approach is also unlike anyone else's here - they accept cryptocurrency and asset swaps, including trading land you already own for an apartment. Useful if your situation is unconventional.
On the rental programme: the developer offers a three-year guarantee. Ask me for the current terms rather than going off a headline number.
Before you sign, ask for the rental-management contract and the assumptions behind the figures. That isn't a doubt about this project - front-line luxury by the sea may genuinely support strong short-term rates - it's that a guarantee is only worth what stands behind it, and you want to see that in writing.
