As discussed in my Where to Buy guide, headline guaranteed-yield claims of this size in coastal Montenegro generally cannot be supported by underlying short-term-rental economics; the typical structure has the developer funding the yield from sale proceeds during the guarantee window, after which performance reverts to market levels. Worth understanding the rental-management contract terms before relying on guaranteed-yield projections in your investment math.
