My take
Versa Residences - Ana Pajkovic
Everything I'd say about Porto Montenegro applies here: lifestyle first, yields later, and the value sits in the address rather than the rent.
Versa is the smaller, quieter sister to Vero - 47 residences against 155, same location, same access to everything. If the idea of a bigger building with more neighbours puts you off, this is the one.
The scarcity point matters here too. Porto Montenegro's land is fixed, so once it's built out the unit count is permanently capped. That's a different thing from a development that happens to be selling well.
Same beach story as Vero: Porto Montenegro has no beach of its own, but Tivat's public beach is a short walk away and that's genuinely nice, and for the really beautiful ones you take a boat. Skip it if you don't like buzz and liveliness in a marina. That's Portonovi.
