Eagle Hills Unveils €12B+ Belgrade Waterfront Expansion with New Sava Marina District

Eagle Hills announced a new expansion phase of Belgrade Waterfront on 28 January 2026, adding a marina district on the right bank of the Sava between the Ada Bridge and the future pedestrian crossing at the Old Railway Bridge. The phase includes a roughly 120-metre mixed-use tower, a city marina with yacht club and open-air pool, eleven new preschools (1,650 places), three new primary schools (1,920 places), and a doubling of public green space to over 40 hectares. With all phases combined, total project real estate value now exceeds €12 billion. The expansion materially enlarges Belgrade's prime new-build pipeline and layers in a schools-and-parks amenity stack that has historically anchored buyer premiums in Vračar and Dorćol - the first like-for-like challenger to those established prime micro-locations on the Sava waterfront.
