Three formats run from one-level apartments at 73 m² to two-level homes at 127 m² and three-level chalets up to 208 m² net. As of May 2026, roughly 70% of the development is sold or reserved - the one-level units are gone entirely and current availability is the larger two- and three-level homes. This is the Kolašin development I have the strongest direct relationship with.
Ninety minutes from Podgorica via the M2, two hours from Tivat International Airport, on the doorstep of Bjelasica National Park and the UNESCO-listed Tara River Canyon - skiing in winter, hiking, rafting and mountain-biking in summer.

Worth understanding
Marketing materials reference an 8% guaranteed annual yield for the first 3 years. Yields of this magnitude are not supported by Kolašin's underlying short-term-rental economics - the nine-month effective season does not generate that net cash flow on a 12-month basis. A guarantee like this typically means the developer funds the differential from sale proceeds during the guarantee window, after which performance reverts to true market levels (~3-5% net for this tier). Request the rental-management contract and the developer's underwriting assumptions before signing.
