My take

Kolašin Valleys - Ana Pajkovic

I'll be straight, and I say this as the appointed agent: Kolašin Valleys is not a profit play.

It's already priced at the top of the market - K16 Peak sets the ceiling for the Kolašin market - so capital appreciation from here is hard. If growth is what you're after, the answer is Tivat, not the mountains.

What you actually buy is the mountain lifestyle with brand-managed execution, in Montenegro's only real alpine market. The ski season is genuinely full. But the yield is a six-month calendar, realistically around 22% annual occupancy, so only buy the rental story with a professional operator attached - and ask for the operating contract and its assumptions before you count on anything.

The thing worth watching: northern infrastructure is developing around Kolašin and institutional brands are arriving, with Janu and Aman in Žabljak and Eagle Hills reportedly evaluating Kolašin. If that pipeline materialises, today's entry may look early in hindsight.

Skip it if you need yield or a two to three year exit.
