Montenegro asking prices, rents and yields by town

MONSTAT publishes contracted prices for new builds, by region, each quarter. It does not cover resale, it does not go below region level, and it says nothing about how long a sale takes. So I track the advertised market myself.

These are asking prices. Nobody has to accept them.

Send me the listing, location and asking price. I’ll give you my read on how it compares and what I’d check next.

How long it takes

A Tivat apartment has been advertised a median of 213 days. Herceg Novi 273. The slowest stock is usually the most optimistically priced, which pulls the median up. Something priced to the market moves faster than these figures suggest.

Nine times faster to let than to sell

Herceg Novi takes 273 days to find a buyer and 29 to find a tenant. Tivat is 213 and 98. For a buyer, that gap is the negotiating position. For an owner it means a purchase that has to be let is a different decision from one that has to be resold.

Rents and yield

Gross yields run from 4.2% in Herceg Novi to 5.8% in Kolašin, asking rent against asking price. That is before service charge, tax, management and vacancy, so treat it as the ceiling rather than the return.

Questions buyers ask

Source status · this table retains reported outputs, not the original listing records. I cannot independently reproduce its sample or calculations.

Not reproduced · medians, percentiles, listing ages, yields and multi-agency counts lack retained calculation rules.

Not checked · an advertisement ending is not a sale. Montenegro keeps no public register of sold prices, so nothing here is confirmed against a transaction.

The original page refers to a single portal without naming it. Coverage, collection dates and duplicate-removal rules cannot be established from the retained records. This September snapshot does not validate the Spring 2026 research.

For official contracted new-build prices, see the MONSTAT figures.
