Belgrade Waterfront isn't one block — it's a chain of districts running along the Sava, each with its own character, price level and stage of construction. Knowing them is the fastest way to narrow your search. (BW officially brands some of these — the Tesla Quarter and the new Marina — while “Park District” and “Central” are the terms buyers and agents use.)
1. Central · Kula & Galerija
The mature, prestige core around the 168 m Kula Belgrade, the Galerija mall, The St. Regis and W Belgrade. First-row riverfront towers and the highest prices sit here.
St. Regis / Kula, Riviera, Perla, Bonaca, Bella, Dolce, Terraces, BW Residences, Victoria, Arcadia, Aurora, Metropolitan, Simfonija
2. Park District · Sava Park
The greener, family-focused quarter set back from the river around the large Sava Park, the on-site school & kindergarten and the future main metro hub. Calmer and better value.
Eden, King’s Park, Queen’s Park, Quartet 1–4, Libera, Garden Palace, Garden Plaza
3. Tesla Quarter
An officially branded quarter around the future Nikola Tesla Museum and the Linear Park — culture, greenery and sport, at keen new-build prices.
Iskra, Vapa, Neon, Vizia, Nova
4. Savamala · Heritage
Historic Savamala toward Branko’s Bridge, around Bristol Park, Geozavod and Sava Square — low-rise buildings where heritage meets new-build.
Bristol, Oda, Prima, Maestra, Alegra, Diva, Topaz, Emerald
5. Marina · Riverline
The newest, mostly off-plan western expansion toward Ada Ciganlija on the former Belgrade Fair site — the city’s largest marina, a yacht club, an opera house and a planned ~120 m landmark tower, with the promenade extended to a continuous 4.2 km walk.
Sena, Lena, Hudson, Sava Riverline, Riva
