Can I build on this land?

Before you buy a parcel in Montenegro, I will help you check what can actually be built, what restrictions exist, and whether it is worth pursuing.

I pull from the official cadastre, PPCG 2040 zoning and permit records.

Facts first. Due diligence when you need it.

I built the Land Check to give you the full factual parcel report for free. The dossier is what you order when the records are no longer enough and you need my view on whether to buy.

Check a parcel

The free report tells you what the records say.
The dossier tells you what they mean for your purchase.

The free report brings the key public parcel information into one place. If the parcel still looks interesting, the dossier goes further - into the planning documents, development potential, access, restrictions and risks - and gives you my practical view before you make an offer.

Don't have a parcel yet?

See land already on my radar.

These are live examples of parcels I am watching. The map shows where opportunities are appearing, while the full parcel details stay private until a buyer asks for them.

The process

From question to decision.

1. Enter the municipality, cadastral zone and parcel number.

2. Get an immediate preliminary answer.

3. Open the full free parcel report - view, print or save it as PDF.

4. Order the due diligence dossier only if you need my deeper analysis before buying.

Questions the dossier answers

Can I actually build the project I have in mind?
How much development may be possible?
Which detailed planning document applies?
What do the UTU / planning conditions say?
Is road access legally and practically sufficient?
What do the protection restrictions mean in practice?
Are there ownership, burden or permit issues to worry about?
Would I pursue this parcel, renegotiate, or walk away?
